    Below there is a list of some of  the documents/information that will be required for this process but they are now simply for review as we will have these available for you when we meet. What I would like to do is speak with you at the property where I will take a visual inspection as well as several photos to determine marketability. Once we decide that we are ready to put it on the market I will secure a listing agreement and market the property for sale. Once we obtain a buyer we then officially can proceed with the short sale process with the bank. This typically takes 2-6 months. During this time I will be negotiating with the bank and will most likely require signatures and miscellaneous documents here and there such as updated bank statements and pay stubs. Once the short sale is approved we move into a traditional escrow which can take anywhere from 15-45 days. Then you are free of the property and you did it without a foreclosure!

    Here is a list of initial documents needed to start a short sale-

    • Listing agreement  (Contract employing us to sell for you)
    • 3rd party authorization and must include: 
      • Lender name
      • Loan #
      • Last four of clients social sec
    • Mortgage statement
    • Dodd Frank form
    • 60 days’ worth of pay stubs (most recent)
    • 2  months of bank statements (most recent)
    • Hardship letter signed and dated
    • Financial worksheet (RMA/710/etc)
    • 2 years of tax returns and the 4506-T
    • If self-employed a most current 90 day Profit and Loss statement signed and dated
